Retire to the Coast?

Many people that move to the Southwest Washington Coast are retired. It makes sense, really as retired people do not rely as much on the availability of high paying jobs as do those still in the working years. The coast is not exactly a hotbed of high tech nor is it filled with factory jobs. The only real stumbling block is that the coast is a fair distance away from the larger cities along the Oregon-Washington Interstate 5 corridor. The Long Beach Peninsula enjoys very reasonable housing costs and that can be a big bonus for fixed income retirees.

However there does come a time when we get older and need to visit our doctors a little more often. It is here that living on the quasi-remote coast can be an issue. There are plenty of physicians operating a practice on the Long Beach Peninsula and on the northern Oregon Coast, but hospitals and specialists may require an inland run to Longview which is 60 miles away.

This is probably the primary concern for retiring to the coast. If the medical services are adequate for your needs the rest is easy. Who doesn't want to enjoy the spectacular Pacific Ocean coastline? The weather at the coast is also more mild with wintertime temps a solid 8-10° warmer overnight and summertime highs an easy 10-15° cooler than most of the Portland Metro Area. Although the temps tend to be better moderated the rainfall is not. The coast can take a lickin' from frequent winter storms and that can mean a lot of rain and wind. Long Beach receives on average 79 inches a rain a year and that is double what Portland and Vancouver get on average. It's not that it rains more often, but more that it just rains harder.

But the coast is not that much different in terms of weather patterns and a nice long period of relatively dry conditions which arrive in July and stick around through the middle of September most years. 

Yes friends, retiring to the beach isn't for everyone, but it could be just the ticket for you so check it out!

More Beach House Deals

I love looking at the deals available on the Long Beach Peninsula. It never ceases to amaze me how many people retire to the Oregon Coast and get completely leeched by the market and the government. It is like having a pair of thirsty vampires tag teaming you till your assets run dry.

The State of Oregon has done a great job marketing the Oregon Coast. It is a wonderful place to live and play and it is beautiful. This multi-million dollar annual ad campaign has led to excellent revenues for tourism in Oregon but also has created a real estate demand through recognition and national exposure. Prices for coastal property just across the state line are roughly double for like properties. Vampire number one is the housing leech.

Vampire number two is the Government. Oregon has an oppressive income tax. In fact one need only earn $8500 in adjusted gross income and the state vampire starts sucking 9%. This double vampire tag team will seriously effect the ability of retired persons to enjoy their retirement.

Washington has no state income tax and real estate prices on the Long Beach Peninsula are very modest in comparison to their Oregon counterparts just a few miles away. Take a look at this deal I found on the MLS

This is a cute 2 bedroom, 2 bath home just across the street from the beach access trail. Built in 1966 and recently remodeled this house has granite counters, wood laminate floors and a classic white picket fence. Ah, Americana Classica!

This property is listed by the Rian Group at $215,000. I dare you to find something on the Oregon Coast anywhere near this price, this close to the ocean.

Retirees can save a couple of hundred grand on the house, a few thousand a year on property tax and pay NO STATE INCOME TAX! And some still worry about paying a sales tax. The sales tax is likely less than the property tax difference on a similar Oregon property. And the lack of Income Tax is a 9% pay raise!

If you are wealthy beyond your wildest dreams, by all means live in the exact spot you want and don't fret the taxes and prices. The other 99% should come to the Washington Coast. Don't get 'sucked' into the dual vampires on the Oregon Coast.

Retire to the Beach!

I write a retirement blog in which I offer advice and information to retirees looking to relocate to Washington State. That blog can be seen here. In that blog you can find a multitude of reasons to retire to the 'Evergreen State'.

Many retirees also find coastal areas to be a desirable spot to live. Many of the reasons that younger people can't really live on either the Oregon or Washington Coast is the lack of non-tourist cities. There isn't a whole lot of industry producing jobs on the coast of the Pacific Northwest. There is the fishing industry and the tourist industry providing the bulk of job opportunities. Retirees however are not typically concerned with job opportunities, after all, they are 'retired' right?

The lack of high paying jobs along the Southwest Washington Coast has aided in keeping real estate prices lower than Portland-Vancouver as the bulk of sales is to retirees and vacation home purchases. Retirees are often attracted to value home pricing as they tend to seek low monthly expenses on a fixed retirement income.

The coast is a beautiful place that offers year round moderate weather. In fact Long Beach, Washington only averages about 1-2 inches of snow per year about 1/5 the average for Vancouver, Washington or Portland, OR. Generally in most years there is no sticking snow at the beach. There are occasional storms that are chilly enough to dump a pile of snow and that creates a measurable average. Generally snow by year looks something like 0,0,0,0,7,0,0... When it does snow it doesn't stick around very long. The coast is just too warm for sustained snow cover. generally retirees prefer warmer and little or no snow and in the Pacific Northwest, the coast delivers.

Retiring the the Southwest Washington Coast is a very good idea. Value pricing on real estate, gorgeous coastal scenery, and mild weather. What's not to love?
